Cleaning, turnover & maintenance

Reset to hotel standard, before it's needed.
Turnovers booked automatically —the moment a booking confirms, the checkout clean is scheduled with our specialist cleaning partner, linen and amenities included.
Cleaning paid by guests —the cleaning fee is priced to cover the turnover, so it doesn't come out of your share.
Upkeep on schedule —lawns, gardens, pool and spa servicing on recurring bookings. The property looks cared for because it constantly is.
Repairs, little and often —logged, dispatched and billed exactly as the tradesperson charges. Urgent work up to $500 we action without delay; anything larger, we ask first.

Protecting what's yours

Five layers, working before problems start.
1 · Deterrence —a professionally managed property attracts professional guests. This layer works quietly and does the most.
2 · ID verification —government ID plus a matching selfie before check-in, so each stay is tied to a verified person.
3 · Noise monitoring —privacy-safe sensors measure levels only, never recording audio. Guests are warned automatically, and security is dispatched at the guest's cost if it isn't resolved. The same sensor detects smoke.
4 · Guest accountability —damage, missing keys, security callouts and smoking fees are documented, charged to the guest and chased on your behalf. We recover what we can.
5 · Your insurance —the piece that carries the real weight. Standard policies often don't cover short-stay use, so the property needs cover written for it. We can point you to specialist brokers.

Fail safes & backups

A lost key is a ten-minute fix, not a crisis.
A spare way in —a hidden backup lockbox on a different code, or remote unlock by our team, at any hour.
Keys verified after every stay —cleaners confirm keys came back before the next guest is due.
Guest-caused costs are charged back —keys, locksmiths, security callouts, smoking fees and damage claims are charged to the guest, and we chase them on your behalf.

THE COMMERCIALS

One fee. Fully hands-off.

Every service, organised, dispatched and answered for.
$150 + GST per month+15% of guest charges
The 15% applies to the accommodation and cleaning fees on the booking: a $1,000 stay means a $150 fee.
We organise; specialists deliver —the 15% is the management of the whole operation, not the delivery of every service inside it.
Commission on guests, never on you —no markup on maintenance or trades and no separate admin fee. Invoices reach you exactly as charged.
What stays with you —the property's own running costs (power, water, internet, rates, insurance) and maintenance at cost.
No fixed term —either of us can give notice at any time; we see out confirmed bookings, at least 28 days and never more than 90.

Two up-front costs to get started: photography and floorplan from $370 + GST, and noise-monitoring hardware at $480 + GST, both deducted from your first month's revenue. Nothing to pay up front.

Every booking carries GST and platform fees, at Rest Easy or anywhere else. Here's the honest anatomy, so nothing on your first statement is a surprise.

Cleaning: self-funding —charged to the guest and priced to cover the turnover. It doesn't come out of your share.
GST: handled for you —we collect and handle the GST on every booking. Not GST-registered? IRD's 8.5% flat-rate credit comes back to you each month.

Questions owners ask

Before you ask.
What's the commitment? —None. Either side can give notice at any time; we see out confirmed bookings (at least 28 days, never more than 90) and hand back.
How much could my property earn? —Get the estimate: built from live comparable listings, an honest projection, not a sales figure.
Who pays if a guest damages something? —The guest first: damage is documented, charged back and chased on your behalf. Your insurance covers what recovery can't, which is why we ask owners to hold cover written for short-stay use.
Can I still use the property myself? —Yes. Book any free dates, with no commission on your own stays. You just cover the turnover clean.
Do I need to do anything day to day? —No. Check the portal when you're curious. That's the whole job.
Where does Rest Easy operate? —Nationwide. If we don't yet manage a property in your area, we'll set up cleaning and maintenance contractors, including backups, to service your property.
