Protecting what's yours

1 · Deterrence —a professionally managed property attracts professional guests. This layer works quietly — and does the most.
2 · ID verification —government ID plus a matching selfie before check-in — every stay attached to a verified person.
3 · Noise monitoring —privacy-safe sensors measure levels only — guests are warned automatically, and security is dispatched at the guest's cost if it isn't resolved. The same sensor detects smoke.
4 · Platform damage protection —Airbnb AirCover up to USD $3M damage and USD $1M liability; Booking.com USD $1M liability. We file and pursue claims for you.
5 · Your insurance —the backstop that stays with you — standard policies often don't cover short-stay use; we can point you to specialist brokers.

THE COMMERCIALS

One fee. Fully hands-off.

Every service, organised, dispatched and answered for.
$150 + GST per month+15% of guest charges
The 15% applies to the accommodation and cleaning fees on the booking — a $1,000 stay means a $150 fee.
We organise; specialists deliver —the 15% is the management of the whole operation — not the delivery of every service inside it.
Commission on guests, never on you —no markup on maintenance or trades, no separate admin fee — invoices reach you exactly as charged.
What stays with you —the property's own running costs — power, water, internet, rates, insurance — and maintenance at cost.
No fixed term —either of us can give notice at any time; we see out confirmed bookings — at least 28 days, never more than 90.

Two up-front costs to get started: photography and floorplan from $370 + GST, and noise-monitoring hardware at $480 + GST — both deducted from your first month's revenue. Nothing to pay up front.

What's the commitment? —None. Either side can give notice at any time; we see out confirmed bookings — at least 28 days, never more than 90 — and hand back.
How much could my property earn? —Get the estimate — built from live comparable listings, an honest projection, not a sales figure.
Who pays if a guest damages something? —The guest, the platform's damage cover, or your insurance — in that order. We file and chase claims for you.
